Estimating at each design phase
We prepare a detailed estimate at schematic design, design development, and 50% and 95% construction documents, each reconciled line by line to the previous one so the owner sees what moved and why.
Value analysis
Value analysis runs alongside each estimate. Each idea goes to the owner and architect with its cost, schedule, and maintenance effect, and nothing is carried until the owner accepts it.
Subcontractor procurement
Bid packages are released by trade with a pre-bid scope review. Bids are leveled on a common scope and the leveling is shared with the owner before award.
Public and occupied sites
On public sites we fence and sign every work zone, route deliveries outside peak hours, and hold a weekly coordination call with the owner’s facility staff. Superintendents walk the public edge of the site every morning and log it in the daily report.
