AI plan and spec review uses language models to compare a construction drawing set with its specification book. It flags conflicts, missing information, and risk items for the preconstruction team to review before pricing.

Why it matters in construction

Few teams can read an entire spec book during a bid. A 900-page project manual and a 200-sheet set may arrive three weeks before the due date. The precon team reads what it can and relies on subs to read their own sections. A Division 01 requirement for a full-time safety officer can go uncarried. A spec can call for a product the drawings never show. A structural note can contradict an architectural detail.

AI plan and spec review helps the team work through more of that material. The model can compare a drawing with the matching spec section and identify text-level differences for a person to verify.

How it works

  1. Ingest and index. The tool splits the set into sheets and the manual into spec sections, converts both to text, and indexes them so the model can pull the right passage when checking an item.
  2. Requirement extraction. The model reads Divisions 00 and 01 for bid requirements, bonding, insurance, schedule constraints, liquidated damages, and the general conditions items that carry cost.
  3. Cross-reference checks. Drawing notes, schedules, and details get compared against their spec sections. Mismatches in materials, finishes, ratings, or quantities get flagged.
  4. Gap and ambiguity detection. The model lists items referenced in one document but missing from the other, plus language vague enough to warrant an RFI.
  5. Prioritized report. Findings are grouped by division and ranked by likely cost impact. Each includes the source sheet or page for the reviewer to check.

The model should quote the source for every finding. Without a page reference, the estimator cannot verify a flagged conflict.

Example in practice

Suppose a commercial GC receives a hard bid package for a 3-story, 85,000 sq ft office building with a 1,100-page project manual. In the past, the chief estimator budgeted one day for spec review and read Divisions 00 and 01, and not much else.

The AI review runs overnight and returns 47 findings. The door schedule shows 12 hollow metal frames at rated corridors while Section 08 11 13 calls for a heavier gauge than the sub usually carries. The specs require a third-party envelope commissioning agent that no drawing references. Liquidated damages of 2,500 dollars per day appear in the supplementary conditions but not on the bid form. The estimator submits 9 RFIs in the first week rather than the final 48 hours, carries the commissioning cost at 38,000 dollars, and bumps general conditions to cover the LD exposure.

Can AI find every conflict in a set of drawings?

No. It is good at catching text-level mismatches between drawings, schedules, and specs, and at flagging missing or ambiguous information. It is weaker at spatial coordination problems that require reasoning about three-dimensional geometry.

Processing time varies with the size and quality of the documents. The team still needs to review the flagged items, and that review can take hours.
